Overview
Austin, Texas is a hotbed for investors and rental properties. Whether you are just launching your investment career, or adding properties to your existing portfolio, it’s important to make sure those properties are occupied and generating revenue for you.
With our deep local knowledge of the Austin real estate market, and focus on human-to-human collaboration, the 1836 Property Management team can help you locate a property that fits your investment goals, analyze the return and expenses, lease your property, and maintain it all with one call.
1836 Property Management works hard to care for your property, so you can minimize your risk and maximize your ROI.
I was working toward a career as a professional pilot when my life took a different turn as the result of a health condition with my spouse. I realized I could no longer get paid to leave home so I get into real estate in Austin, got my broker's license, then started managing properties; adding clients one by one. While some of our competitors are the result of acquisitions or businesses in a box, we are homegrown and built from the ground up.
I've always been interested in business but taking some of the systems I learned from aviation and applying them to management has been instrumental. Learning that redundancy in processes overlaps in systems to reduce the chance of systematic failures was something I gained from the construction of aircraft. And who doesn't love a good checklist?
The best thing about aviation is that there is no grey area. It's either black or white. In property management, it's much the same. Of course, you absolutely want to deliver a human touch, but to be fair to everyone, you have to apply the same rules across the board leaving the very little grey area.
The main goal was to provide property management services that took the long term into account. When I first started in real estate I showed rental properties as many do. I was astonished at the condition of so many of the units on the market. It was apparent that very few were properly maintaining the properties they managed or sharing information and educating the investors. Investors don't like paying for maintenance but it's short-sided to only collect the rent and let the properties deteriorate. One of our core values is direct and honest communication. We want to ensure our clients are fully informed so their assets will continue to increase in value.
First, you have to beg and borrow to learn the nuances of a new field all while surviving and for myself, working two jobs full-time. Then you have to figure out how to never repeat the same mistakes twice. Also, finding great team members is a challenge for everyone, especially finding those with the tenacity not to quit. We're in a hard business. Lastly, you have to build systems from scratch, which often break, then you start all over again. But once you've got it figured out you can start forecasting with reasonable accuracy. The biggest struggle is taking all of those experiences and then wrapping them up into something that truly stands out and leads the marketplace in innovation. We've got a few ideas up our sleeve and we'll be bringing those to market as we're able to prove their capabilities.

Seeing the team members grow into the form of a family, not just co-workers.
The technology we use for our day-to-day business processes is Google ecosystem, Buildium, Quickbooks, MLS, Docusign, SnapInspect, Diffe. rent, Anequim, and Planet synergy (for outsources). We also use Abodea - Night Tenders for our 24/7 service.
To 1836PM, this is an essential item in our business objectives. We believe in being completely transparent and thorough in our communication efforts, which is why we also encourage our clients to leave reviews on both our Google Business page and Facebook page.
When we bring on new clients and as certain projects arise and are completed for current clients, we provide them with the opportunity to leave us a review so that others in our Austin community are easily able to hear from their peers about our company.
Our biggest advantage is that we apply more labor per property than anyone else in the industry. That means that if/when a client has a problem and wants to get a hold of their property manager, we have the staff to deliver. Beyond that our objective is to make real estate investing easy. Therefore, we have the capability of delivering projected results based on years of analysis.
