Creative Investors LLC is a real estate solutions company located in Roseville, CA. We specialize in buying and selling homes, and we’re experts at finding solutions for people who are in the market to buy or sell their own home or investment property.
Our diverse team has experience with all types of buying and selling scenarios, and we understand how to make every transaction simple and stress free. We own and sell our homes, and are confident that we have something to meet the needs of every buyer.
We are also well versed in most types of home sales and are certain that we can find a win-win solution for every seller, whether it be a traditional or creative selling solution.
The actual idea of starting a real estate investing company came from my grandfather. One of the last things he explained to me was to floss your teeth and buy real estate. So, in 2019 our software company was sort of at a crossroad and I was unsure where it was headed. So, rather than wait any more I decided to dive in. We got a mentor and began to wholesale houses locally. We wholesaled our first house within 45 days. We were hooked.
The challenges are many. First, you have to have the correct mindset. You can have some quick deals, but those are the exception. We had to commit to working more than were already. Not only did we have to continue to work the W-2 jobs we then had to figure out how to schedule our real estate calls and marketing. When you have your WHY clearly defined and it means a lot to you then you will figure it out. We have hired a few mentors in the past few years. That was a challenge to figure out what we really wanted in a mentor. Each mentor has their own focus. Once we completed many hours and months with a couple of mentors we are now very satisfied with our current mentor. We decided to leave California and market in Alabama. I had just heard from a few fellow investors that Alabama was a cash-flowing state so I tried it. I have since created a great team in Birmingham. We flipped a single-family house outside of Bham and we learned so much about rehabbing houses. We touched the foundation all the way to the roof and once we were done we were so excited to sell. We learned about all the aspects of building a house to decorating a house to sell, to sell a house. Since then it has been lessons in finding funding for the next deal. Since then we have purchased a duplex and an 8-plex in Bham. We learned a lot about the city of Bham. Before we could rehab the duplex was vandalized. We learned about insurance claims. We learned a ton about Section8. We learned all about mold remediation. We learned about how to close on an apartment that has tenants remaining - don't recommend. Buy your apartments vacant. Rookie move.
It has to be flipping that house 2,300 miles away. We followed David Green's book on Long-Distance Real Estate to the T. We located a great GC and real estate agent to help us with it. We may not have made a lot of money on the deal, but it boosted our confidence tremendously. Those people are still with us and help us constantly with the other purchases.
