
Overview
I am a property investor and deal mainly with small multi-family investment properties. However the range of properties we own are residential rental units, storage units, a laundromat and we are in the process of purchasing a commercial property that will contain a office that will be rented out and one section will contain a few climate controlled storage units.
My brother and I were looking for a way to supplement retirement income down the road and real estate seemed to check all of the boxes regarding our needs.
Access to capital is a never-ending struggle. We have often overcome that hurdle by utilizing creating financing and looking beyond the numbers and focusing on the 'why' regarding the sellers.
I obtained my real estate license in 2019.
Other than that I have multiple college degrees.
Building a property portfolio in a relatively short amount of time provides us with over 300K in equity with virtually no money out of pocket.
Regarding locating properties the strategy that has worked well for us is locating owners who are tired of dealing with tenants. We try not to offer a low amount for the property but tell them that we will give them what they want if they will give us the terms we want. Almost all of our properties have been purchased this way. We are also very open about our intentions and what we want and expect. We have even declined to offer on properties as we tell the possible sellers that they could make more money selling it to someone else, even though they may be willing to sell at our price. We always strive for 'character' in any of our dealings with potential sellers.
In regards to our status as 'landlords,' once we purchase a property, we strive to communicate exceptionally well with potential tenants about what is expected and what our role and responsibilities are in the process. We even go so far as to help them locate other rental property if they or their circumstances do not fit in with our criteria. We keep our properties in exceptional shape and respond immediately to any issues or maintenance requests.
