My partner and I have both been in real estate 20 years, we have helped hundreds of sellers and buyers in all type of situations. When I first became a Realtor I did lots of rentals. It was a great learning experience and many of the agents in my office really didn't like working rentals. I still help my past clients with rentals if they ask me, but I prefer to give them to an agent on our team.

Drive-by's to see if the property is occupied, offering CFK (cash for keys) which is another polite way to ask the occupants to move out leaving the property clean and free of any personal possessions in exchange for money to help them relocate, evictions-this is always one of the hard parts of this job, photos, overseeing rehabs...you just never know what the client is going to need on any particular property, but whatever it is, it's imperative that you respond Immediately.
