Overview
We're based in OKC. Most of our clients live in costal states (like Cali, Washington, and NYC). They're investors who want to invest, but for one reason or another they don't feel comfortable investing in their home state. We help them acquire properties, sell properties, position them, and/or with property management.
I was working with a lot of investors in 2017 and was honestly just frustrated with the whole process. The bidding wars, wasted time, hidden issues, and general lack of proper documentation were really annoying. We'd spend weeks pursuing a deal just to learn about a defect that wasn't disclosed. Or we'd get to the closing table on a wholesale deal, just to have it fall apart because someone in the transaction wasn't being transparent. We were convinced there had to be a better way to find/vet deals.
Man, I could write a book with answers to this question.
Logistically we had to figure out how to position ourselves in the market. We had to figure out how to concisely tell someone what we do. At first, it sounded something like 'yeah we have our real estate license, we can wholesale, we rehab, we can help on-market, we can help off-market.' It was a bit 'jack of all trades' sounding.
Since we don't know many people doing what we do it took some time to help people understand it.
We've also had to learn how to get really clear about what our process is, so investors know what their part in the process is. We work really hard to be streamlined, but it's still real estate, haha. Stuff always comes up trying to derail the deals we're putting together.
I think the biggest challenge we faced was bringing property management in-house in 2020. Property management is already so freaking hard. So combining that with a pandemic rocked our freaking world.
It wasn't really an exact moment, but there was a period recently that made me feel so, so grateful to get to do what I do every day.
At the tail end of 2021, there were a couple of weeks where I took a step back and really noticed for the first time how much my team is able to do without me. It made me feel proud to see a team of fellow investors helping me build this company. It was cool to see that we had our dream clients, we're working on really cool deals, has built a really capable team, and they were driving our brand all on their own. It was humbling and rewarding.
On the sales side, I can honestly say our pre-screening process can't be beaten. We perform home inspections, open title work, secure an insurance quote, dig into the paperwork from property management, and get estimates for any deficiencies found during inspections. It allows investors to walk into a deal with 'eyes wide open' so to speak.
When it comes to managing our transparency is pretty unreal. We have built our own owner portal that integrates with our back-end operations. It allows owners to have a glance into exactly how their portal is performing. They can see work order notes, all documentation, and leasing updates. We're really proud of it.
