Overview
Dorman Real Estate Management was founded in 2006 by S. Todd Dorman, CCIM, upon the premise that real estate can be a lucrative investment for those with the expertise to analyze markets and properties to accurately predict future trends and values. In building upon this foundation, Dorman Real Estate Management pursues expertise within the universe of real estate management and has been planted firmly upon the pillars of creativity, refinement, value, honesty, professionalism, integrity, and ethics.
Before I got into real estate management, I was a T-Mobile call center 'Tier 2' Customer Service Representative. Prior to leaving T-Mobile my duties consisted of wireless data support and customer retention.
I decided to get my real estate license in 2005 and started working for a different, local, real estate company as the 'Maintenance Coordinator' for their property management division. I joined Dorman Real Estate Management in 2010 as one of their two property managers and partnered with Todd Dorman in ownership mid-2017.
Our company started with an acquisition when Todd Dorman purchased the management division of McGinnis Real Estate. We have since purchased several other management companies. In each case, it was a serious undertaking. Our ~11 years of being in business have been ladened with cleaning up contracts, properties, processes, and client relationships, that other people started. When acquiring a company, even if you are fortunate enough to be handed a clean book of business, acquisitions are not for the faint of heart. Beyond good systems and processes, it is because of our outstanding team members, that we were able to brave those storms.
Growth can also be a struggle in and of itself. Hiring good people, retaining good people, and adapting your company structure to accommodate notable growth, brings about its own challenges. In a perfect world, we would all experience consistent, manageable, and steady, organic growth, but life is rarely that accommodating. So... phase one is to become great at what you do (behind the scenes, but also in telling people about it), and phase two is to brace/prepare for impact. It's a good challenge, but a challenge nonetheless.

Shomojo (coupled with CodeBox) - a program that automates our rental showings and scheduling.
Abodea - an emergency maintenance hotline to ensure all of our tenants always speak with a human, no matter what time of day or night they are reporting a maintenance emergency.
Calendly - to help us automate scheduling with client prospects and tenants for renewals.
Leadsimple - this is a CRM that specializes in the property management industry.

Good reviews are extremely important. Not only are future clients looking at your reviews to determine if they want to hire you, but tenants are also looking at your reviews to determine if they want to live in one of your properties. We need to attract both owners and tenants to be successful.
All of our team members have a 'please rate me' link in their e-mail signature block. We also e-mail portions of our owner/tenant database on a monthly basis, asking them to review us.
Note that this isn't just to get positive reviews, it is also to get negative ones so that we can work to improve.
We specialize in property management. We are one of the only real estate companies in our market that ONLY does property management. Most of our competitors do real estate sales and management. Now, some of our peers in the industry do both very well, but many do not. Why? Because for some, management is an after-thought. The management division is in place so the sales department can farm sales (tenants who become buyers and owners who become sellers). Hiring a company that specializes in management ONLY, eliminates the risk that you are hiring one of the latter. It eliminates the risk that you are hiring someone who is much more interested in closing that $5k-$10k sale commission in 30-60 days, instead of making $5k-$10k in management over the next 5 years.
We are streamlined. As a company, we are obsessed with improvement and with systems and processes. Almost everything we do has a behind-the-scenes checklist or template. Property management is difficult to do well. There are LOTS of cracks. Only with solid systems and processes, can you provide a consistent and high-quality service.
We have an OUTSTANDING team. The people in our office are extremely good at what they do and have a lot of experience. Plain and simple.
