Real Estate Agents or sellers pre-listing appraisals. Buyers for consulting on a purchase price or offer. Homeowners to determine equity, tax appeals, renovation feasibility. CPAs for business valuations involving real estate. Business owners to value their real estate assets. Investors for equity valuation or consulting.
I was a petroleum landman.
I was laid-off and my former boss knew an appraiser in my area that was hiring. The rest is history.
The biggest challenge we face is processing data. Our job is to take data and analyze it to determine credible valuations. The problem is we have multiple platforms to gather data from and non are formatted that same. The biggest hangup in our process is data entry. Of course, this is world better than before we had data online. In the pre-online era data came from courthouses or paying realtors or other appraisers for comps.
I have earned my MAI designation from the Appraisal Institute.
Starting my own firm and creating much of the brand myself. I really made it 'my own'.
We use Realquantum for commercial report writing. It is a web-based only application with a mobile app. We RingCentral for voip phone system, fax, and text messages. We use google suite for email, calendar, notes, tasks, docs, and sheets. We use a laser distance measure when measuring homes or buildings. We use ipads for field inspections and laptops with docking stations. We are mobile and paperless, so we can work anywhere that has internet. This was critical when we were forced to stay home for COVID-19 quarantine. We use a youtube playlist for training videos and zoom meetings to remote train when we are not in the office.
As of today, we are not overly concerned about reviews; however, we know that a bad review is never a good thing.
Customer service is usually on the back burner for appraisers, but we pride ourselves on providing the best customer experience for any client that trusts us with their valuation needs.
I strive in every assignment to produce credible analysis and I also tailor each report to the intended reader. Lender receives different explanations because they are familiar with the appraisals. Home owners may have never had to deal with an appraisal before, so we explain things in a non-technical way for better understanding. We also use tech to produce reports faster with better quality.
