Take your investment property elsewhere!
When Liv Indy found out I was going to be selling my rental after the tenants moved out, I got back burnered. I have emails and texts to prove all of this
My concerns-------
It took 3 weeks to get my keys after the tenants moved out! 3 weeks of the mortgage cost me over $1000!!
Incapable of actually checking if the property is vacant or not, even after asking them directly if the property is vacant. I had to inform them the tenants had moved out after talking to AES. Guess I should have just checked with AES immediately instead of trusting LIV Indy (a property management company) is capable of doing so.
Tenants moved out on the 13th, I asked if they moved out on like the 16th or 17th. LIV Indy said no. On the 3rd of the next month, I called the AES found out they had been turned off on the 13th.
Took LIV Indy 7 days to give me access to my property after it was known empty and they didn't even do a final walk through?!?
In fact they message me on the last legal day out of the blue (45th after lease ends) asking about walkthrough concerns, and some how tack on "repairs" and give me no notice that I need to take care of the walk through for the rest of the deposit? And didn't even bother to tell me that it was due that day! Told them I would get back to them after getting all the information.
At this point the tenants had been out for close to 60 days. I have asked for proof they did any repairs to tack on to my bill, $600 for new locks... Funny, those kwik set deadbolts are rekeyable. Mind showing me a receipt? I have gotten zero proof they did any repairs..... after asking 2 or 3 times for some type of evidence they did anything. Mark up the dead bolts and door knobs price and charge labor, fine .... I just want to see the date on the receipt. Every time I ask about it it's like talking to ghosts. Never addressed.
And when I did get back to them about walk through concerns I was told it was too late and that end up costing more money since I had to eat costs that would have come from the deposit.
----Flash back!!!!----
6 months prior to the tenants moving out some repairs had to be made. Several holes were cut into the kitchen floor .... AND NEVER MADE SOLID .... At least 2 were hazards and the tenants could have falling in!!!!!! ARE YOU TRYING TO GET EVERYONE SUED!!!! Why would ZERO effort be made to secure the flooring in a safe manner!!! The tenants LIVed here for 5-6 months dancing around HOLES IN THE KITCHEN FLOOR!!! I didn't find out there were still holes in the floor until I was finally able to get my keys to my realtor!
Every time I mention my concerns I am met with silence and a maintenance bill. They claim zero culpability in any of this.
Another shady issue ----
It appears LIV Indy has no qualms about leaving themselves positive reviews. I mean I only googled one name and hit a jack pot. Not trying to look up all the reviews so who knows how many are fake. Right in his linked in he is listed as the CEO/founder of LIV Indy
