The first day you list a property and even in the first few weeks you want to capture a buyer’s attention instantly so staging is a must for any property to be listed for sale as that is what good real estate marketing is all about. Home staging is and always will be a successful marketing tool. Staging a home creates a warm and inviting environment, gives buyers a sense of how to layout a space, creates more attractive photos online and typically gets a seller offers closer to their asking price but most importantly it knocks out the competition and sells a property faster.
There are a lot of factors involved in getting a home ready to sell, marketing it and pricing it correctly so it’s hard to give a stat on that. A beautifully staged home is going to sell before a vacant home that has not been staged 9 times out of 10.
We have one of our home stagers schedule an appointment with a real estate agent or a seller to preview the home. A home stager will start by focusing on the main living areas of the property that are most important to buyers upon viewing which is typically the Living Room, Dining Room, Kitchen and Master Bedroom which is our standard package and then look at any additional rooms they feel may need staging (rooms that a buyer may have a hard time envisioning how to layout the space because it could be small, unusual floor plan, etc.) A formal quote along with a copy of our staging contract is then emailed to the agent or seller. Once a signed contract is received then a set staging date is scheduled to stage the home as quickly as possible.
Home Staging works to sell a property faster, period! Especially when it comes to a vacant property listed for sale as vacant listings will sit for days on the market. Those vacant listings attract low ball offers and sellers will be paying another mortgage payment and another each month the house sits for sale, where they could have spent that money or less on home staging of the property. It’s those first impressions online and in person that you have to make count because in the end a vacant home or even a poorly marketed furnished listing may get little to no buyer traffic and without any buyer traffic that property may never sell!
