How Much Does It Cost to Get a Real Estate License in Oklahoma?

Understanding how much a real estate license in Oklahoma can cost is a great place to begin your journey to becoming a real estate professional in the state.

Since the process has so many steps, there may be more expenses associated with a license than you think.

Obtaining Your License

Pre-Licensing Coursework: $270-$600

Typically, the licensing process begins with your required pre-licensing education, making this the first expense you’ll have.

The total you’ll spend will depend primarily on the format you use to complete the 90 required class hours, but prices range between $270-$600.

For those who need to spread the requirement out, and take an in-person class, costs could potentially be higher than someone who takes a virtual, self-paced class.

The best thing to do is compare course packages between a few approved institutions, finding the right schedule and cost for you.

You’ll need to complete the required course regardless of whether you’re getting a sales associate or broker license.

For those getting a broker license, though, there’s an additional 15-hour Oklahoma Broker-in-Charge course you also have to complete.

 

Initial Application: $35

Separate from the actual licensing fee you’ll pay after passing the Oklahoma real estate exam, this $35 fee allows you to submit your initial application for a real estate license.

You’ll do this through the Oklahoma Real Estate Commission web portal. It must be completed before you can take the real estate license exam.

Your application is only good for one year. After that, you’ll need to resubmit it and pay the fee again.

 

Background Check: $60

To schedule the fingerprints needed to complete the required background check, you’ll need to schedule an appointment with IdentoGo and pay the $60 fee.

Results are good for one year and are sent directly to the Oklahoma Real Estate Commission for review.

Completing this at the same time you submit your application ensures everything stays valid on the same schedule.

Real Estate Exam: $60 for Salesperson; $75 for Broker

Once you receive your Candidate ID, which happens after you submit your application and finish the required Oklahoma real estate classes, you’re able to register to take the real estate license exam.

You must do this through PSI by either creating an online account or calling 855-746-8169.

The exam fee varies by license type. You’ll pay $60 to take the sales associate exam, and $75 to take the broker exam.

The tests themselves also vary in length.

For the sales associate exam, you’ll have three hours to answer 130 questions. For the broker exam, you have four hours to answer 135 questions.

The minimum passing score for the sales associate exam is 70, while you’ll need at least a 75 to pass the broker exam.

 

Exam Retake: $60 for Salesperson; $75 for Broker

If you do not pass the real estate exam on your first try, don’t worry. In Oklahoma, you have a year of unlimited retakes.

If you don’t pass within that year, you’ll have to resubmit an application and background check, but you can continue to test after that.

You’ll pay the same exam fee you paid initially with each retake.

 

License Application: $95 for Provisional Sales Associate; $200 for Sales Associate; $280 for Broker

After passing the exam, and picking a broker to work for from our vetted list of top-rated real estate brokerages in Oklahoma, you’ll need to pay the real estate license fee to complete the application process.

This fee varies by license type as well.

For those who haven’t held an active real estate license in the previous five years, you’ll receive a provisional sales associate license. The fee is $95.

After a year though, you’ll earn a full sales associate license.

For those who start off with a full sales associate license, the license fee is $200. Brokers will pay a $280 license fee.

Keeping Your License Active

Post-Licensing Education: $125-$245

For those receiving a real estate license in Oklahoma for the first time, you’re required to take an additional post-licensing class before your initial license is up for renewal.

This requirement consists of a 45-hour course covering topics related to real estate finance, investment properties and market and buyer expectations.

The final cost may vary based on the format you complete the requirement in, so make sure you look at your options.

Continuing Education: $10-$105

The continuing education requirement for Oklahoma real estate agents consists of 21 hours of additional coursework to be completed every three years.

Within these total hours, you are able to take a variety of electives, although you must have a least one hour each in:

  • Broker Relationship Act
  • Code and Rules
  • Contracts and Forms
  • Fair Housing
  • Professional Conduct
  • A hot topic as chosen by the Committee

If you have a broker license, 15 of the 21 hours must be taken in a Broker-in-Charge course, with the remaining hours being in at least two of the categories above.

When it comes to cost, you can pay for each class individually, meaning you’ll start with a low fee, or buy a package for all 21 hours. This may be a better deal overall.

 

License Renewal: $95 for Provisional Sales Associate; $200 for Sales Associate; $280 for Broker

Your real estate license will come up for renewal every three years. You can check for your exact expiration date in the web portal where you submitted your application.

Sixty days before the expiration date, you’ll be able to renew online through the portal.

The fee is the same as the initial license fee:

  • $95 for a provisional sales associate license
  • $200 for a sales associate license
  • $280 for a broker license.

How to Reduce Real Estate License Education Costs

Understanding all the costs associated with getting a real estate license in Oklahoma can give you a strong sense of how to budget. It can also make you stress a little over the expense.
