  • Building property listing websites — Landlords can easily build listing web pages to advertise their vacant properties. The listing may include key property details such as the address, amenities available, rules, property images, and more. A unique link is generated for every listing so you can share it and start receiving applications.
  • Online rental application — Landlord Studio enables you to include pre-screener questions in your website application. The questions are used to learn more about an applicant (their pet situation, smoking habits, and reasons for moving, among others).
  • Tenant screening — Landlords and managers can run official screening reports on their applicants. Tenant screening is powered by TransUnion and requires either the landlord or applicant to pay for the service.
  • Lease templates — With Landlord Studio, investors can create lawyer-approved leases and send them to chosen applicants. You can include all the key terms of a rental lease such as start and end dates, rent payment due dates, late fees structure, and more.
  • Rent payment collection — Once onboarded, new tenants can add their bank accounts to Landlord Studio and start making payments. They can set up automated recurring payments to ensure rent is always paid on time. Landlords can also link their bank accounts to the platform and start receiving rent. Once you’ve received a payment, you can create a personalized receipt and send it to your tenants.
  • Maintenance request management — Tenants can make maintenance and repair requests on the tenant portal. On the other end, landlords are able to view the request details and start planning on repairs.
  • Automated reminders — The platform allows you to set up reminders for important events related to your property. You can set reminders for insurance renewals, property inspections, and safety checks, as well as create custom reminders.
  • Team management — Landlord Studio lets landlords add their real estate accountants to the platform. Once added, you can control the access your accountant has so that they only have access to financial and accounting data.
  • Income tracking — By using Landlord Studio, you can log all transactions (rent payments, deposits, damages, expenses, etc.) and track what payments are due, overpaid, or underpaid to get a general understanding of your finances.

Property Listing Website

Landlord Studio enables investors and property managers to create property listings from scratch and publish them on a custom web page.

The Listing tool allows you to add all the necessary property information such as the location address, unit description, property size and amenities, photos, rent amount, and more.

Once your listing is ready, you can preview and publish it. Your listing page will automatically include a ‘Start Application’ button that interested applicants can click on to begin applying for your property.

 

Online Rent Application Form

With Landlord Studio, you can easily customize the ready-made rental application. The form is designed to collect more information on applicants and includes two main sections:

  1. Contact details — This section collects an applicant’s name, phone, and email.
  2. Pre-screening questions — Here, there are several pre-made questions that collect key details about an applicant. There are questions about the applicant’s reasons for moving, criminal history, pet situation, monthly income, the date for move-in, and more.

 

Tenant Screening

As part of the application process, you can require official tenant screening reports from your applicants.

Landlord Studio has partnered with TransUnion to provide the tenant screening service.

Tenant screening isn’t free; either the landlord or the applicant has to pay about $40 for a report.

A screening report provides the following information on the applicant:

  • Criminal background — Here, you can find out whether the candidate is on the sex offender list or terror list, or if they have any criminal records.
  • Credit history — This report provides information about the applicant’s credit score, credit background, current active accounts, and other important financial details.
  • Eviction history — This report provides insights into an applicant’s rent payment habits. You will be able to find out any unlawful detainers, tenant judgments, failure to pay rent, along with warrants of eviction associated with the applicant.

For each property, you can log and track expenses with categories designed for real estate. You can also create recurring expenses such as mortgage payments and attach receipts to relevant expenses.

The real estate investor accounting software tool also logs all the income you receive and sorts them by property for easy financial tracking.
