Hi everyone. Today I am going to give you a walkthrough on the Motivated Leads Pay-Per-Lead System and show you how everything works.
What is Motivated Leads?
Motivated Leads is a company that specializes in generating motivated off-market seller leads for real estate investors.
The way it happens is, they generate leads off market from Facebook, Google Pay-Per-Click, as well as all digital marketing channels by using ads like “sell my house fast”, “we buy houses”, and “we pay cash”.
The lead will come into the system and it automatically sends it to the investor in that area that wants to purchase that lead.
It’s done on a pay-per-lead basis. There are no monthly commitments. It’s literally pay per lead, and leads are refunded if they are bad, which we’ll get into later.
The sole purpose that Motivated Leads is for is to help real estate investors generate more deals, and more importantly, quality leads that turn into deals.

So, let’s walk through this dashboard here and show you how this works. Inside the Motivated Leads dashboard, we have a few different things.
We have filters. This is where you choose which counties you want leads from. Like I was saying before, there’s no monthly commitment. It’s literally pay per lead, and you control your spending.
It’s not like most companies where you have to reach out and cancel, and turn things on and off.
Inside of the dashboard here, you’ll notice, you can turn on. If you want to receive leads, you put that county as green. What that means is it is active.
Any leads that come in that county are going to be sent to you in real time and you’re going to be drafted for whatever that amount is.
If you don’t want leads, or if you need to pause and you have too many deals on the plate, all you do is log in and press the pause button.
If it’s red, you will not receive any leads, and you will not be billed. It’s basically paused. If you want to turn back on, you just come in, click on, now you’re back active.
The pricing is on a bidding tier system. All leads are exclusive. If a lead comes in, it’s only going to be sent to one investor.
The way the system works is the lead comes in, the system is looking for who the top bidder is in that county, and it’s going to send the lead to that investor.
If there are multiple people in a county, it’s going to go in a round robin.
For example, if investor A is in a county and investor B is in a county and they both have a $300 bid, the first lead will go to investor A, the second lead will go to investor B. The third lead will go to investor A again, and it will keep going like that.
Now, if you choose to outbid that other investor, you come in here and you just click this plus button. That will change your top bid to a green ”Yes”.
That means you are now the top bidder and you’re going to get all the leads.
If you’re tied, that means you’re on a round robin. So, that’s how the bidding works.
And then, obviously, if you’re outbidding somebody else as top bid, the other person is not getting any leads. That’s how that works there. You can turn it on and off. You can also do the bidding.
Leads
You’ll see where all your leads are, right here in the system. A big feature with Motivated Leads is you can report back on what the outcome of that lead was.
Whether you set an appointment, you got a contract, you closed it, but more importantly, Motivated Leads is concerned with the ones that you don’t get deals with.
Like, you called and they said they wanted top dollar, or they were a realtor or they’re just not interested or it’s a bad phone number.
Because what Motivated Leads does is once they get enough data in your account, they’re going to look and see, like, are there specific sources, landing pages, ads, different things like that, that are creating an example of people that want too much money, want top dollar.
If there’s a trend there, the support at Motivated Leads can pause that specific source or specific website or specific ad only in your account, so you’re not getting those leads anymore.
The whole goal is, it’s kind of taking the white glove concierge approach to pay-per-lead. It’s like custom marketing where you can optimize things like that on a pay-per-lead basis. That’s a huge selling point.
The one thing is, you have to fill out the statuses to have that benefit, but your account manager at Motivated Leads will talk to you about things like that.
Refunds
If you need to request refunds, you come in here, and then you can request refunds for mobile home leads, vacant land or non-residential, wholesaler leads, duplicate leads from Motivated Leads, invalid phone number, MLS listed, not interested in selling, etc.
If there’s another off-the-wall one, you just click ”other” and you put in a description.
You have a 72-hour window to request refunds. So, for anyone who falls under these, Motivated Leads is guaranteeing you’re getting an off-market seller. If not, if it’s a bad phone number, come in here and put that into that section there.
It’s very easy to contact Motivated Leads. You can contact them right here. You would just put in your name, your email, and fill out the information. You can also add funds under this “add funds” section if you need to as well.
You can manually do it, or it just automatically recharges once you get below $400.
Customer Support
If you were to sign up with Motivated Leads, you would handle your billing, and then your account manager would reach out and do an intake call with you.
They’re going to screen-share, get you set up, and get your CRM set up.
If you have a CRM, leads can be sent directly to your CRM through Zapier webhook, through a Podio webhook, or through a GoHighLevel API key.
Leads can go in there. Leads can also be sent to you through SMS and email, and to your team.
The account manager will reach out, they will do a live-share with you and your team, if you choose, and go through all of the different scenarios and get everything set up so that once you’re done, all of your leads are going to the right place.
So, the support is very good, and you will have a dedicated account manager, specifically for you.
Is Motivated Leads Worth It?
Motivated Leads works well with seasoned investors. Is it worth it if you have good processes, if you have a good team, if you have your stuff in order? Yes, it’s definitely going to be worth it.
If you are a newer investor, Motivated Leads probably is not the right fit.
Newer investors who are only starting a house flipping career are better off driving for dollars and not really spending money on leads as much until they learn the ropes.
For seasoned investors, Motivated Leads is definitely going to be worth it there.
