  • Comparable sales (comps) — This real estate wholesaler and house flipper tool helps you quickly run comps to find out how much similar properties in the area have sold for. Buyers can also use this feature to determine the right offer amount to make to the seller.
  • Skip tracing — InvestorLift allows users to find the contacts of sellers on the platform. You will be required to pay for the built-in real estate skip tracing service separately since the function isn’t included in the standard subscription.
  • Contract management — InvestorLift wholesalers and flippers can upload various documents used in wholesale deals, such as purchase agreements and assignment contracts. The documents are stored within the system and can be accessed anytime by buyers.
  • SMS and email marketing — InvestorLift users can send SMS and emails directly from their service accounts. Similarly, you will be able to receive responses from buyers and sellers directly within the platform.
  • Data insights and analysis — InvestorLift allows you to use analytics tools, such as the number of new deals, email open rates, and the number of accepted vs rejected offers. Time filters are also available to help you analyze performance over a selected period.
  • Data export — As a wholesaler, you may need to download your buyers list for future reference. InvestorLift allows you to export your list in CSV format.

InvestorLift God Mode

This real estate investor app categorizes its users based on the amount of profit generated through wholesaling on the platform.

New users and those generating less than $100,000 are automatically placed in the base level, InvestorLift God Mode. The other levels include:

  • Lieutenant level (for those generating $100,000+ per month)
  • InvestorLift Cartel Mode ($250,000+ per month)

In InvestorLift’s God Mode, you don’t get access to the platform’s ready-made buyer list, unlike in Lieutenant and Cartel Modes.

Instead, the service provides a detailed view of the real estate market within a specified area.

Thanks to InvestorLift God Mode, you can:

  • See cash buyers who buy real estate in your area. Each buyer is ranked and scored based on the number of properties they have purchased within the region, alongside the price they paid for the property. The buyer’s contacts are also included to ease the process of reaching out.
  • Build your list of buyers and export it in CSV format.
  • Share your listings with buyers within your specified area.
  • View comprehensive property details on the properties sold, such as the purchase price, average sale price, and average hold time.

Comps analysis is also included in InvestorLift God Mode, so you can find out how much properties in that area are selling for.

 

InvestorLift Cartel Mode

The InvestorLift Cartel Mode is the highest level a wholesaler can reach on the platform.

You will be invited to join Cartel Mode once you start generating over $250,000 per month from your deals.

In Cartel Mode, you get access to InvestorLift’s entire pre-built buyers database, which contains over 4 million active buyers.

The database is a collection of all buyer lists from other wholesalers and flippers in the Cartel Mode.

With a list of over 4 million credible investor home buyers, along with their phone and email contacts, you can close deals faster and generate even higher profits.

Wholesalers and house flippers on the lower Lieutenant level get access to 25% of the pre-built buyer list, which is about 1,000,000 buyers.

InvestorLift allows users to create comprehensive listings that provide buyers with all the information they need about a property. Some of the property details you can include are:

  • Photos and videos — InvestorLift lets you upload unlimited photos and videos of the investment property to provide potential buyers with a complete picture of the unit.
  • 3D property walkthrough — Thanks to a partnership with Matterport, you can create and upload a 3D walkthrough of the investment property to help buyers visualize and find out the actual condition of the property.
